SellTo is a quick-sale property company based in Manchester. It is a trading name of Boss Realty Limited. It buys property for cash anywhere in the UK and also runs an auction service for sellers who want a quick sale without dropping the price as far. It suits people for whom speed and certainty matter more than getting full market value, such as those whose chain has broken, who have inherited a property, are selling a tenanted flat, or own a home that needs work.

The process starts with an offer in principle within about 24 hours. A valuation is then carried out by SellTo, a local estate agent or a RICS surveyor, followed by a formal offer subject to contract. You choose the completion date.

What's worth a look

  • Sell my house for cash: a direct sale, usually completed in 7 to 28 days. SellTo says it pays up to 85% of market value, depending on the property and where it is, and charges no estate agent or legal fees.
  • Property auctions: for sellers who want to sell quickly without discounting as much. SellTo lists the property, handles viewings and checks bidders, and says the whole sale completes within 28 days. There is no listing fee, legal pack charge or commission.
  • Sell a tenanted property: buy-to-let homes and portfolios can be sold with tenants still living there. The price is set by valuation, so it is on request.
  • Sell an inherited house: help with probate properties and estates with several beneficiaries. The price is on request.
  • Sell commercial property: shops, mixed-use buildings and HMOs are considered as well as homes. The price is on request.

The homepage compares a typical £100,000 sale. In SellTo's example, a sale through an estate agent nets £81,840 after fees and holding costs, against £85,000 from a cash sale. Your own figures will depend on your property and how long a normal sale would take.
